Many improvements have been made lately like sprinkler systems and out of bounds markers, some fairway sodding etc. Until the common areas are improved and a vast improvement is made where the grass areas on the course are full and playable without playing from dirt and the unkept areas under tree lines this will never be anymore than an average course. more on golflink.com
